Question 1 of 8

How it worksFigures from Real's published schedule, checked November 2026.

How it's worked out

  • Real's standard individual plan in the US: 85/15 until $12,000 has been paid in the year, then 100%.
  • The $50 CBR fee on every sale, before and after the cap.
  • The $900 brokerage fee, $300 from each of your first three sales.
  • $285 on each sale after the one that reaches the cap, dropping to $100 once $6,000 in post-cap fees has been paid that year (Elite).
  • Revenue share: Tier 1 only, at Real's published 5% of each sponsored agent's gross commission, capped at $4,000 per agent, assuming each one closes what you close, less the $175 annual fee and 1.2% per payment. A ceiling under the published rules, not an estimate of what you'd receive.
  • Stock: Real's published Elite award in dollars of restricted stock, shown only when your volume reaches Elite.

What it leaves out

  • Team members, Elite agents in a later year, and commercial agents have different caps and fees.
  • Leases, which carry a $125 post-cap fee instead of $285. Every sale is treated as the same commission.
  • Revenue share from Tiers 2 to 5, sponsored agents who leave or stop producing, and Real's month-end adjustment of the program.
  • The capping and attracting stock awards, because Real's stock page no longer states their share counts, and the stock purchase plan.
  • The one-time $249 sign-up fee, personal transactions, MLS and association dues, state-specific charges and anything optional.

The call

What we go over on the call.

  1. The numbers

Your current split, cap and fees next to Real's published schedule, at the volume you actually do. Line by line.

  2. The technology

reZEN, the one system you run every transaction through, and Real Wallet. What it replaces, what it doesn't, and what I'd change.

  3. The AI

Leo Pro, Real's AI inside reZEN, and the AI systems I built myself that run my inbox, listings and follow-up. I'll show you both.

  4. The other ways Real pays

Revenue share, stock and Real Originate. How each one actually works, the published terms, and the catches a recruiter leaves out.

Where the business is going

Cloud brokerages are the way of the future.

No offices to pay for. No desk fees. No franchise fees. The brokerage is software you carry in your pocket, and agents are moving to it.

Before you book

The questions everyone asks.

Are you a recruiter?

No. I run a team at Real and I sell real estate full time in southern Maine and Seacoast New Hampshire. I pay the same split, cap and fees I'm showing you, and I use the same tools every week. Talking to agents about Real is something I do alongside the job, not instead of it.

Is this a sales call?

I'm an agent at Real, and if you join and name me as your sponsor I get paid, so I have a stake in it. The call is still about your numbers. If they say stay where you are, that's what I'll tell you. You don't have to name me as your sponsor to take the call.

What does it cost to be at Real?

On the standard plan: an 85/15 split until you've paid $12,000 in a year, a $50 fee on every transaction, a $900 annual brokerage fee, then $285 per sale after you cap. The calculator turns that into one number for your volume.

Who shouldn't join Real?

Three kinds of agents struggle here. Agents who need an office: there isn't one, and I didn't realize how much of my routine was built around one until it wasn't there. Agents who need structure handed to them: the ones who struggle usually needed that and didn't know it until it was gone. And agents who won't show up in the community: lurk for 30 days and you'll decide it's overhyped, and that part's on you.

What if I'm happy where I am?

Then run the calculator, confirm it, and stay. Sometimes the answer is stay where you are, and it's better to know that than to wonder.
